What a Home Inspection Really Includes — Explained in Simple Terms

Buying a home in Iowa? Here’s what an inspection actually covers — in plain English.
1. The Roof
We look for missing shingles, leaks, bad flashing, damaged gutters, and anything that could let water in.
2. The Exterior
Siding, grading, foundation walls, decks, steps, drainage… all the things that keep weather OUT and structure safe.
3. The Foundation & Structure
Cracks, movement, moisture, support posts, beams — basically, we make sure your house is standing the way it should.
4. Electrical System
Panel, breakers, wiring, outlets, switches, GFCIs, smoke alarms…If it powers something, we check that it’s safe.
5. Plumbing System
Leaks, drains, water heater, visible pipes, fixtures, water pressure — all the ways water moves in and out.
6. HVAC System
Furnace, AC, ductwork, filters, airflow — we check for proper operation and visible defects.
7. Attic & Insulation
Ventilation, insulation levels, leaks, mold signs, pests — the attic reveals a LOT.
8. Interior
Windows, doors, floors, walls, ceilings, stairs, railings — making sure everything functions the way it should.
9. Appliances (Built-In)
Dishwasher, range, microwave, disposal — we test the things that stay with the house.
10. Garage
Door operation, safety sensors, electrical, structure, firewall issues.
What a Home Inspection Doesn’t Include
Just as important:
Not a code inspection
Not technically exhaustive
No destructive testing (we don’t open walls)
No guarantees or warranties
No specialty testing unless added (radon, mold, sewer scope, etc.)
