About Dave

My name is Dave Cousins, owner and inspector of One Vision Inspections LLC. I inspect homes throughout Iowa and help buyers better understand the properties they're considering.

My approach to home inspections is simple: be thorough, take the time to look closely, and give my clients useful information about the home. I don't believe an inspection should be rushed just to get to the next appointment. Every home is different, and I take the time needed to inspect the visible and accessible systems and components, document significant findings, and explain what I see.

I continually work to improve my knowledge and inspection process through InterNACHI® training, continuing education, specialized certifications, and hands-on experience in the field. I also use tools such as thermal imaging, moisture detection equipment, aerial imaging when appropriate, and sewer inspection equipment to supplement the visual inspection and help identify concerns that may otherwise be difficult to recognize.

My reports are designed to do more than provide a list of defects. I want my clients to understand what I found, why it matters, and what the appropriate next step may be. Buying a home is a major decision, and my job is to provide an independent assessment of the home's visible condition so you can make that decision with better information.

I may not be the fastest inspector—and that's intentional. I'd rather take the time to do a thorough inspection than rush through someone's future home.
